This weekend, Starkville was buzzing again. Cowbells were ringing, football is back, and Mississippi State opened the 2026 season with a commanding 62–13 victory over ULM setting a school record with 762 yards of total offense. For anyone who has spent time in Starkville, they understand that moments like this are about more than football. They bring students, alumni, families, and visitors together. They fill restaurants, hotels, and businesses. They remind us just how much activity Mississippi State University brings to this community.
After writing about Starkville's growth, development land, and Mississippi State's continued investment in its future, I'm excited to introduce a property that sits right in the middle of that story.
±𝟰𝟰.𝟱 𝗔𝗰𝗿𝗲𝘀 𝗮𝘁 𝘁𝗵𝗲 𝗚𝗮𝘁𝗲𝘀 𝗼𝗳 𝗠𝗶𝘀𝘀𝗶𝘀𝘀𝗶𝗽𝗽𝗶 𝗦𝘁𝗮𝘁𝗲 𝗨𝗻𝗶𝘃𝗲𝗿𝘀𝗶𝘁𝘆
This contiguous ±44.5-acre tract is located just outside the Starkville city limits and within walking distance of Mississippi State University campus. The property fronts the north side of Blackjack Road directly across from MSU and offers additional access from Bardwell Road and San Marcos Drive. Clayton Village Water is available to the site. What makes this property particularly interesting isn't just its size, but the location.
The surrounding area includes newer purpose-built student communities, conventional apartments, and established neighborhoods placing this tract in an area of sustained residential and rental activity. The property is not subject to City of Starkville zoning. For generations, this land has remained largely undeveloped while the community around it has continued to change and grow.
What comes next? Could this land become part of Starkville's next residential community? A multifamily development? Townhomes? A mixed-use project? The answer will ultimately depend on market demand, engineering, infrastructure, and the appropriate approvals.
𝗕𝘂𝘁 𝘁𝗵𝗲 𝗶𝗻𝗳𝗿𝗮𝘀𝘁𝗿𝘂𝗰𝘁𝘂𝗿𝗲 𝘀𝘁𝗼𝗿𝘆 𝗮𝗿𝗼𝘂𝗻𝗱 𝘁𝗵𝗶𝘀 𝗮𝗿𝗲𝗮 𝗶𝘀 𝗰𝗼𝗻𝘁𝗶𝗻𝘂𝗶𝗻𝗴 𝘁𝗼 𝗲𝘃𝗼𝗹𝘃𝗲.
Clayton Village Water Association has planned additional water-supply capacity improvements, including a new high-capacity well and elevated storage, with completion anticipated in 2027. At the same time, major wastewater infrastructure improvements serving the growing Starkville area are also scheduled for completion in 2027.
For developers evaluating the future of the Starkville market, infrastructure matters. Water and wastewater capacity can play an important role in determining where and how future growth occurs.
And that makes strategically located land worth watching.
